Our Maintenance department is responsible to up-keep and maintain 388 rental units. We are also working to turn over our vacant move out units to ready them for new tenants.
Helpful Hints & Maintenance Tips:
➤ Change your furnace filter every 30 days, this is helpful to the proficiency of the furnace. The better the furnace runs, the better you save on energy and gas to run the furnace. This also can help out your health, keeps the air cleaner in the home you live in and is beneficial for those of us with allergies.
➤ If you have LP or Propane gas, check the level or % of gas weekly. When it gets to 30%, call it in and get a fill. They put a chemical in the gas to make it smell, when the gas level gets really low this chemical starts to burn in the furnace and hot water heater and creates a heavy black soot that clogs up the internal parts and chimney, cutting the life of the appliance in half. Also, the gas company takes 3 to 5 days for delivery and this will help you prevent that extra charge on an emergency fill.
➤ Make sure all your heat vents and cold air return vents are not blocked and avoid hanging sheets up in the basement. This makes for poor air circulation in the house and can promote extra moisture that can grow mold.
The tenant will be charged for all maintenance (other than routine) that has been caused by their abuse, misuse or neglect of the unit or appliances within the unit. The tenant will also be charged for any damages to the unit caused by vandalism or other criminal activity. (The tenant is free to seek reimbursement from the the perpetrator).
